Tebay Road Development

What is the project?
The proposal is to develop the former Thermal Ceramics site which will result in the reclamation and redevelopment of brownfield land classified as vacant but useable. The developer has agreed to purchase the site from the owners, Thermal Ceramics. The development has three key components:

  • the rebuild of an industrial unit to accommodate CML, a key local company operating within the aerospace sector;

  • the new build of an industrial unit to be available to the marketplace on a speculative basis; and

  • the refurbishment of small office units to be available to the marketplace on a speculative basis particularly targeting SME companies.

CML currently occupy premises in Birkenhead and this site will be additional to their current operations allowing them to expand the composites area of business to this new site. This operation provides skilled manufacturing jobs and has recently been subject to a £600,000 grant to provide manufacturing equipment.

The proposed refurbishment plans for the CML unit are significant, in essence a new build, with a view to the new building meeting modern industrial requirements and DDA/environmental sustainability legislation. The new build industrial unit will be built to BREEAM standard. Each of the rebuilt or refurbished units will be constructed to BREEAM ‘Very Good’ standards. The site also has a 5 MVA power capacity with its own sub station.
